This Privacy Policy (“Policy”) applies to your use of the https://zucafe.ca website (the “Site”), the ZU Cafe mobile application (the “App”), and all related services, including, without limitation, any features, content, other websites, or applications offered from time to time by Thermo Plus LTD., doing business as ZU Cafe (“ZU Cafe”, “we”, “us”, “our”, etc.) in connection therewith (collectively “Services”).

By using the Services in any manner, you agree to be bound by this Policy and ZU Cafe’s Terms and Conditions, which may be found at https://zucafe.ca/terms-and-conditions (“Terms”). This Policy is part of, and is incorporated into, the Terms.

We are committed to protecting the privacy of our users. We will never profit by monetizing your data but instead seek to fulfill our company mission by delivering a great property management platform and service.

Our commitment to privacy and data protection is reflected in this Policy which describes how we collect, use, disclose, and process “personal information” – that is, information that identifies you or can be reasonably associated with you, such as your name, email address, or financial information. Any other information besides this is “non-personal information.” If we store personal information with non-personal information, we will consider that combination to be personal information.

Third-party services that we integrate with the Services are governed under their own respective privacy policies.

  • Account Creation: When you create an account, we collect your name, contact information (including email address and phone number), and a password. Landlords and property managers may provide business information.

  • Property and Unit Details: Landlords and property managers provide information about their properties and units, which may include addresses, descriptions, and rental terms.

  • Tenant Information: Landlords and property managers may input information about their tenants as necessary for property management, which can include names, contact details, lease information, and payment history. Tenants may also provide this information directly.

  • Financial Information: If you make or receive payments through the Services (e.g., rent payments, subscription fees), we and our third-party payment processors collect financial account information, credit card numbers, and other payment details necessary to process transactions.

  • Communications and Uploads: We collect and retain information, photos, documents (e.g., lease agreements, maintenance requests, invoices), or other files you send to us or upload in connection with delivering the Services, including via the platform, email, or chat.

  • Support Requests: When you contact us for support, we collect the information you provide in your communications.

  • Information Collected Automatically:

  • Log Data: When you visit our Site or use our App, our servers automatically log your Internet Protocol (IP) address, browser type and settings, device identifiers, device type, operating system, and other software including type, version, language, settings, and configuration.

  • Usage Data: We log your activity on our Services, including the URL of the website from which you came to our Site, pages you viewed, features you used, how long you spent on a page or feature, access times, and other details about your use of and actions on our Services.

  • To Provide and Improve the Services: To operate, maintain, and improve the features and functionality of ZU Cafe, including processing transactions, managing properties and tenancies, facilitating communication between users, and personalizing your experience.

  • To Communicate with You: To send you service-related announcements, updates, security alerts, and administrative messages. We may also send you marketing communications (in accordance with your preferences and applicable law) about new features or other news about ZU Cafe.

  • For Customer Support: To respond to your inquiries, troubleshoot problems, and provide customer service.

  • For Security and Fraud Prevention: To protect the security and integrity of our Services, prevent fraud, enforce our Terms, and comply with legal obligations.

  • For Analytics and Research: To understand how users interact with our Services, to monitor and analyze trends, usage, and activities, and for research and development purposes to improve our Services.

  • To Comply with Legal Obligations: To comply with applicable laws, regulations, legal processes, or governmental requests.

  • With Other Users (as directed by you or necessary for the Services):

  • Landlords/Property Managers and Tenants will share information with each other as a core function of the platform (e.g., lease details, rent payment status, maintenance requests).

  • Information may be shared with Maintenance Contractors as necessary to fulfill service requests.

  • With Service Providers: We share information with third-party vendors, consultants, and other service providers who perform services on our behalf, such as payment processing, data analytics, hosting, customer support, and marketing. These service providers are contractually obligated to protect your information and use it only for the purposes for_which it was disclosed.

  • For Legal Reasons and Safety: We may disclose your information if we believe it’s necessary to:

  • Comply with applicable law, regulation, legal process, or governmental request.

  • Enforce our Terms, including investigation of potential violations.

  • Detect, prevent, or otherwise address fraud, security, or technical issues.

  • Protect the rights, property, or safety of ZU Cafe, our users, or the public as required or permitted by law.

  • Business Transfers: As described in Section 3, in connection with a corporate transaction.

  • With Your Consent: We may share your information for other purposes if you have given us your explicit consent to do so.

5. Data Retention

Our Services are not directed to individuals under the age of 19. We do not knowingly collect personal information from children.
